Temple City was laid out in the 1920s by Walter P. Temple and incorporated in 1960. It is a compact city in the 91780 ZIP code, and many residential streets mix original small houses with much larger homes built on the same lots in recent decades. That gives us a wide range of work: a 1940s bathroom that needs a new shower cartridge on one block, and a two-story house with five bathrooms and a big tank water heater on the next.

Because lots are narrow and street parking fills up, it helps to tell us where we can park and whether the side yard is gated when you send photos.

Newer large homes and their plumbing
The larger houses built in the last two decades often have several bathrooms with pressure-balance or thermostatic shower valves, high-end faucets and long hot-water runs. When one shower starts dripping or runs too hot, the fix is usually a cartridge matched to that valve brand. We take photos of the trim and any markings first so the right part is on hand. These homes may also have two water heaters or a recirculation pump, and we can replace a tank like-for-like or swap a failed pump on the existing plumbing.
Big homes also mean big walls. TV mounting, floating shelves and art hanging are frequent requests, and so are drywall repairs where a door handle went through the wall or a contractor left a rough patch years ago.

The older houses that remain are usually single-story with one bathroom, plaster or early drywall, and the water heater in a closet or the garage. These homes need the classic handyman fixes: two-handle tub valves with worn stems, toilets that rock on the floor, sticky windows and doors, and light fixtures from decades ago. Many owners are getting a house ready for family to move in or to rent, and want a list of small things done in one or two visits.
If a fixture swap reveals ungrounded wiring or a box that is not rated for the new fixture, we pause and let you know, because that is outside our scope.

Getting a house ready for family or a tenant
Temple City owners often call when a house is changing hands within the family or being readied for a new tenant. A typical list includes new faucets in the kitchen and bath, a replacement toilet, door levers instead of knobs, GFCI outlets in the kitchen and bath where outlets already exist, a few new light fixtures, and drywall patches where pictures and shelves came down. We can work through that kind of list room by room over one or two visits.
Older relatives moving in may want grab bars by the tub and toilet, a handheld shower head on the existing arm, and brighter fixtures in hallways. These are small changes that make a familiar house easier to live in.

Small businesses along Las Tunas Drive also call us for repairs: a restroom toilet that runs, a break room faucet, a door closer that slams, a patch where a sign bracket came off.
Temple City housing by the numbers
The Census Bureau estimates about 12,000 housing units in Temple City, with a median year built of 1959. By our count from the same table, a little more than half were built before 1960 and about 13 percent since 2000, which fits what you see on the street: original cottages next to newer two-story houses. About 63 percent of homes are owner-occupied and roughly 80 percent are single-family detached.
Figures are U.S. Census Bureau American Community Survey 2020–2024 5-year estimates (tables B25034, B25035, B25003 and B25024), read through Census Reporter’s Temple City profile. For repairs, that mix means we bring parts for both older fixtures and newer ones to most Temple City visits.

Water heaters in Temple City
With so many Temple City houses either rebuilt or expanded, water heaters here vary more than in most cities. An original cottage might have a 30-gallon tank in a hall closet, while a newer two-story home has a 50- or 75-gallon tank in the garage, sometimes paired with a recirculation pump so hot water reaches upstairs baths quickly. Before quoting, we need the label photo and a picture of the vent and gas connection.
Like-for-like replacement keeps the same fuel, a similar size and the same location. When a closet heater sits on an old wood platform, we check that the platform is still solid and that the door gives enough combustion air. If either is a problem, we explain what we found before going further.
We also replace the flexible gas connector and water connectors with new ones as part of every swap.
